Questions about Charlotte roof data

How was the roof size for Charlotte measured?

We used Microsoft's building footprint data, which is built from satellite and aerial pictures. It draws an outline around every building it can see, then measures the area inside that outline. We looked at every building whose outline falls inside the Charlotte area and found the middle (median) size.

Why use satellite pictures instead of a tape measure?

A tape measure only covers one house at a time. Satellite pictures let us look at thousands of buildings at once, so we can show a real middle-of-the-road number for the whole city, not just a guess.

Is the price range on this page real?

It is a ballpark, not a quote. We took the median roof size above and ran it through the same starting prices our instant quote tool uses before a roofer sets their own. Every roof is different, so treat this as a starting point.

What changes the price of a roof replacement?

The biggest things are size, material (asphalt shingles cost less than metal or tile), roof shape (a simple roof costs less to install than one with lots of angles), and how many layers of old roofing need to come off first.

How do I get an exact quote instead of a range?

Type your own address into the instant quote tool below. It measures your actual roof from satellite and gives you a price in about 30 seconds, before you talk to anyone.

How do roofers in Charlotte use a tool like this?

A roofer puts this same instant quote tool on their own website. When a homeowner asks for a price, they see one right away instead of waiting for a callback, and the roofer gets the lead with the details already filled in.

About this data

Source and method

Microsoft GlobalMLBuildingFootprints (github.com/microsoft/GlobalMLBuildingFootprints), CDLA Permissive 2.0. Building footprints from Microsoft's GlobalMLBuildingFootprints dataset (computer-vision-derived from satellite/aerial imagery, 2014-2024 coverage), tiled nationwide into z13 quadkeys by tools/fetch-ms-footprints.py. Buildings are counted for a city if their footprint's centroid falls inside a hand-picked rectangular bounding box approximating that city's built-up area -- not an official city-limit boundary. Roof area = footprint area x 1.083 (a flat 4/12-pitch estimate; real roofs vary by shape and pitch).
